How do I apply for a rental property?
Applying for one of our rental homes is quick and easy. First, find a property you’re interested in and then click “Apply Now.” Then, complete the form with your personal information, rental history, employment details and required documentation.
We review all applications promptly and notify you of your approval status within a few days.
What are your tenant screening requirements?
Our screening process typically includes credit and background checks, income verification, rental references, employment verification, eviction history checks and more. This ensures a safe and reliable community for everyone.
Rest assured that we evaluate applications fairly and in compliance with Oregon fair housing laws.
Please see the full description on our Application Process page.
How much is the security deposit and when is it due?
The security deposit amount varies depending on the property. Each individual listing and lease agreement will outline the specific security deposit amount. In most cases, the deposit is equal to 1.5 times the monthly rent, though this may differ based on specific criteria.
The security deposit is due at lease signing. We hold all security deposits in accordance with Oregon’s regulations, and use the security deposit to cover damages beyond normal wear and tear, unpaid rent or lease violations.
When is rent due and how do I pay it?
Rent is typically due on the first day of each month, unless otherwise stated in your lease agreement.
We offer secure online rent payment options through our online tenant portal, making paying rent convenient and simple every month. We also offer automatic payment options to help ensure rent is never late.
What happens if I pay rent late?
If you pay your rent late, you may face consequences, such as late fees and legal notices. If the issue persists overtime, we will begin the legal eviction process.
If you experience unexpected financial difficulties, we encourage you to contact our office as soon as possible to discuss your situation. Open communication is important.
How do I submit a maintenance request?
Part of your responsibilities as a tenant is to submit maintenance requests when there is an issue in your home.
You can submit maintenance requests easily through the online tenant portal. Simply log in, describe the issue, and attach photos if helpful. Our team reviews the requests promptly and coordinates repairs with qualified professionals.
What qualifies as an emergency maintenance issue?
Emergency maintenance involves situations that threaten your health or safety, or the safety of the property.
Examples include, but are not limited to, no heat during cold weather, major water leaks, gas leaks, electrical hazards, sewer backups, and more.
If you experience an emergency outside normal business hours, please call our emergency maintenance line for 24/7 response.
Who is responsible for maintenance and repairs?
We handle most maintenance and repair coordination to ensure your home stays safe and in good condition.
That said, as a tenant, you are responsible for basic upkeep. This includes replacing lightbulbs and batteries, keeping the property clean and reporting maintenance issues promptly.
Can I make changes to the property?
Any modifications that you wish to make in the property must be approved in writing by Northwoods Property Management. Unauthorized alterations may need to be reversed at move-out and could result in charges.
Are pets allowed?
Pet policies vary by property. Some homes allow pets with additional deposits or monthly pet rent, while others may not allow pets at all.
Always refer back to the property listing or contact our office regarding specific pet policies.
What happens if I need to break my lease early?
If you need to break your lease, you may do so by providing a 30-day written notice to vacate and paying a lease break fee equal to 1.5 times your monthly rent, unless otherwise specifically stated in your lease agreement.
How do move-in inspections work?
At move-in, you’ll receive a detailed inspection form documenting the property’s condition. You should review the home carefully and note any existing damage within the allowed timeframe.
This inspection will protect you as it will create a clear record of the property’s original condition at the start of your lease, before you ever moved in.
What happens during move-out?
When you move out, a final inspection is completed to compare the property’s condition to the move-in report.
Normal wear and tear is expected, but damages beyond that may be deducted from your security deposit.
What is considered normal wear and tear?
Normal wear and tear includes minor issues that occur naturally over time, such as light carpet wear, small nail holes in the wall, faded paint and more.
This will not be deducted from your security deposit.
